Terms of Service

1. Acceptance of Terms

By creating an account or using Candoor (“Service”), you agree to these Terms of Service. If you do not agree, do not use the Service. These terms apply to all users including free-plan, Buyer, and Investor subscribers.

2. Description of Service

Candoor provides property intelligence reports for Florida residential real estate, including comparable sales data, permit history, lien searches, flood zone information, and a proprietary Candoor Risk Score. Reports are generated from third-party public record data sources and are intended as informational tools only.

3. Not a Licensed Appraisal

Candoor is not a licensed appraiser. Reports do not constitute certified appraisals under USPAP or any applicable state law. Candoor reports may not be used as a substitute for a licensed appraisal for mortgage, legal, or regulatory purposes. Results are informational only and should not be the sole basis for any financial decision.

4. Accounts and Access

You must provide accurate information when creating an account. You are responsible for maintaining the confidentiality of your credentials. Free accounts are limited to 2 reports per calendar month. Paid plans are subject to the billing terms described at the time of purchase.

5. Payments and Subscriptions

Paid plans are billed through Stripe. Subscriptions renew automatically each month unless cancelled. One-time Seller Report purchases are non-refundable once the report has been generated. You may cancel a subscription at any time; access continues through the end of the current billing period.

6. Data Accuracy

Property data is sourced from ATTOM Data Solutions, FEMA, First Street Foundation, GreatSchools, and Florida public records. Candoor does not guarantee the accuracy, completeness, or timeliness of this data. You acknowledge that public record data may contain errors or omissions.

7. Prohibited Use

You may not use Candoor to: resell or redistribute report data commercially; scrape or automate report generation; or use the Service in any way that violates applicable law. We reserve the right to terminate accounts that violate these terms.

8. Limitation of Liability

To the maximum extent permitted by law, Candoor shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Service or reliance on report data. Our total liability shall not exceed the amount you paid for the Service in the 12 months preceding any claim.

9. Changes to Terms

We may update these Terms at any time. Continued use of the Service after changes constitutes acceptance of the updated Terms. Material changes will be communicated by email.
